The final stage of every Development Application is Plan Sealing by the Council. That means the actual signing off and physical sealing by Council of the survey plan, whether it be a land subdivision or a building units plan. It is the final stage of formal Council Approval.
You will not get your new titles without a ‘sealed plan’!
To get your plan sealed you need to be able to demonstrate that you have complied with your DA – your original Council Approval, in every respect. Without new titles you will not be able to settle any sales that you may have made and are relying on to obtain cash flow from sales.
For that reason this is a very important part of the property development process and one that we frequently see little thought given to during the earlier stages of the project. It’s often left until the last minute and consequently leads to delays and extra costs.
Ready to get your plan sealed? If so, Subdivision + Construction Management will prepare the necessary documentation to get this done for you. We will produce an ‘Assessment Report’ addressing all Development Approval Conditions, ensure compliance and collate all the required certificates. Then we will lodge it along with the plan and other relevant documentation into Council.... then diligently follow it up to ensure it is being dealt with expeditiously. If necessary we will meet with Council Engineers to clarify issues that may crop up.
If you have a project you are working on, but are daunted by the complexity of the task task at hand, at any stage of the development please please feel free to contact us for an obligation free discussion about it. We can assist you with this phase as well as any of the other - don't leave it until the last minute as that could prove costly
---to ensure a happy outcome.
Clayfield Project comes together
"We were introduced to the team at SCM through our surveyor when we were finding it challenging to get clear advice and simple solutions from the various professionals we were consulting - - - - Jacon and his team reviewed the project, made some minor, but necessary, changes and gave us a clear picture of the step by step process and answers to our numerous questions - - - the team took it in their stride and were always available at the drop of a hat with answers and solutions - - - The first half of our project is now complete and the second well underway”.

(since completed - next project now underway)
I have been dealing with SCM for many years. They have an amazing ability to get projects across the line with GFA’s that at first seemed unlikely.
