We were recently engaged to do a job at Bennetts Rd, The Gap here in Brisbane. The property already had a DA to subdivide a lot off the side of an existing home and the client had approached a Civil Engineer with that in mind as the DA required provision of services to the new lot as they always do.
On reviewing the various conditions and recognising the variety of tasks involved the Engineer recommended the client contact us, as, among other things, he does not involve himself with electricity. So we were appointed to manage the whole project through design tender and quotes to supervise and co-ordinate all works and to handle the plan sealing process through Council in order to gain separate titles. In other words – complete the job.
On reviewing the quotes for electrical connection & reticulation in order to gain an electrical supply agreement with Energex, the best of which involved $3,245 in design fees and a further $12,000 in construction costs for underground power we devised an alternative that would allow overhead connection, a perfectly desirable solution in the circumstances, that cost $1,628 total. We achieved this by slightly tweaking the design of the approved subdivision plan – a minor change considered to be “Generally in Accordance” which will be accepted at the plan sealing stage.
As you can see the savings here exceed $13,600, – not bad when you consider that our fees to handle the whole project from Whoa to Go are only $8,250 gst inclusive, for which the client gets a stress and trouble free ‘armchair ride’ through to completion. Additionally our solution saved the client some 4 – 6 weeks in design and implementation time. Ask us how we can help you with your next project.
